Besides showing the various features of the home, the condition of every aspect of the home is noted. He will report any major maintenance or repair expenses to be expected. Also, he will check for proper original construction, normal wear and neglect when inspecting such areas as heating / air conditioning; plumbing; electrical; structural (walls, floors, joists); roof; exterior (doors, windows, drainage); testing for gas leaks, as well as many other areas. Upon request, he will also perform radon testing, water lead testing and water bacteria testing.
Duran has over 18 years experience in the home-building industry and knows how to assess the original work that was done in construction of the home, whether a new home or an older home. He is knowledgeable on building codes and standards including the reasons behind them.
Having successfully completed all written exams, Duran is a full member of the American Society of Home Inspectors who require adherence to a strict code of ethics and standards of practice.
He has completed thousands of real estate inspections since 1996.
